What is Home Swap?

Home Swap is Fife Council’s online mutual exchange match up service. It allows you to register your own property details and search for other tenants who are looking to exchange.

 Home Swap is available on Fife Direct (www.fifedirect.org.uk). To find Home Swap you must be logged into Fife Direct. If you don't have a Fife Direct account it's quick and easy to set one up, you must have a valid email address to do this.

 As of Tuesday 23rd June 2015 tenants or joint tenants with the following landlords can access Home Swap: Fife Council, Fife Housing Association, Glen Housing Association, Kingdom Housing Association, Ochil View Housing Association and Ore Valley Housing Association. If you are a household member only, or the tenant of any other landlord, you cannot join.

 How does Home Swap work?

When you register on Home Swap you create your own property advert by providing some basic information (your property attributes). We need to approve your Home Swap account, but we'll do this quickly and you'll receive a confirmation email when your account is made active. (We'll also email you if we have any queries, so please check your email account regularly).

Once you're approved you can start searching for a property to exchange with. To do this, sign into your Fife Direct account and access the Home Swap section.  Enter your housing preferences in the search options.  Any properties matching your selection will be displayed.

If you see a property you like select 'Show Interest' and we'll email the other tenant to let them know. If they accept your interest we'll send your contact details to each other by email, and you can start discussing your potential exchange. If they decide to decline your interest, we'll email you to let know, and you can keep on looking.

Want to make the most out of Home Swap?

Make sure you check out your compatibility scoring - this tells you how well your property meets the other tenants preferences (based on your property attributes meeting their search preferences). The higher the percentage, the more likely the other tenant may consider exchanging with you.

Want your Home Swap advert to stand out?

Use the Photo Manager to upload photos of your home and show others what you have to offer. You can access the Photo Manager once your Home Swap account has been approved. Before uploading photos, check out our hints & tips within the Photo Manager section.

How do I know if someone wants to swap with me?

Any time there is activity on your Home Swap account we'll email you to let you know. If a tenant shows interest in your property you have 28 days to accept or decline the interest. (Accepting the interest does not mean your swap is going ahead, it just lets us send on your contact details so you can discuss your potential exchange and decide if you want to take things further, i.e., view each other's properties).

If someone shows interest but you don't want to consider exchanging with them decline their interest and we’ll let the tenant know by email. If you don't respond either way within 28 days we'll suspend your account, so it's important you respond.

I've found someone to swap with, what happens now?

You should both carry out viewings of your properties to make sure you both want to go ahead. We've provided some viewing safety tips within the Home Swap site – make sure you check these out.  All tenants/joint tenants must agree to the exchange.

If everyone is satisfied and you want to swap, you need to officially request permission for the Mutual Exchange to go ahead. A paper application form is available at your Local Office or can be printed from Fife Direct. Fife Council tenants and approved Home Swap users can also request their exchange online.

Some rules do apply, normally we will refuse Mutual Exchange applications where:

A notice for eviction has been served on you or the person you are swapping with or an eviction order is in place

There are rent arrears or outstanding recharges

The house has been designed or significantly adapted for someone with specific needs and no one on the application needs it

The exchange would result in significant under-occupation

The exchange would result in overcrowding

You are not a secure tenant

You or the person you are swapping with has a Short Scottish Secure Tenancy (SSST)

If the fixtures and fittings of properties are not to a reasonable standard for both tenants
